For more than 20 years, Bass Built Custom Homes and Renovations has created gorgeous, customized beach homes in Carolina Beach, Kure Beach, and the Wilmington area. We partner with you to find the best place between your budget and your vision, whether it’s a modest weekend retreat or luxury, oceanfront beach home. Our in-house designer works to complement your lifestyle- whether you need outdoor living space, storage for your kayaks and paddleboards, a home that fits multiple generations comfortably, and so on.

We’ve put together a thoughtful list to consider when planning to build your custom beach house, and here are our top five considerations for the best outcome:

1. Location

While the view may be one of the main considerations when selecting your location, there are several other factors that you should consider, such as:

• Flood zones & wind exposure
• Town/city requirements (for the depth of pilings, adding a pool, etc.)
• CAMA requirements (Coastal Area Management Act)

If you’re considering purchasing a lot, we will be happy to take a look and help guide you to getting the most value out of your home from the ground up. We’ll also help you navigate permits, coastal management regulations, HOAs, and town ordinances.

2. Energy efficiency

Regardless of exact location, the summer sun will find your beach home! Whether 1,500 square feet to 4,000 square feet, we will work to provide options for efficient, economical, and environmentally responsible heating and cooling options. An energy efficient design is critical to both reducing your power bill and the comfort level of your home. When most people think energy conservation in construction, they envision solar panels and geothermal HVAC. In addition, Bass Built offers:

• Envelope Insulation Systems
• Advanced Henry Blueskin® house wrap.
• Impact glass and frames for windows and doors (higher solar coefficient)
• Custom, proper-sized HVAC systems with a high SEER rating
• High-tech, energy efficient appliances
• Enhanced energy caulking/sealing

We are proud green home builders, meaning our homes meet ENERGY STAR requirements. As a result, they are 20 to 30 percent more efficient than standard homes.

3. Design that complements your lifestyle

Living at the beach already adds some practical things to consider when planning your home such as the sand (outdoor shower, please!), the saltwater (what materials will last?), and strong winds (avoid major uplift designs unless properly engineered). However, a custom-designed home should also fit your lifestyle and your individual needs.

For example, on the North Carolina coast you will find yourself outside about ten months out of the year. Perhaps you want to add an outdoor kitchen area, a fire pit, or a pool. If you work from home, an office designed with natural light will make the work day more pleasant. We find that kitchens vary from large, Chef’s Kitchens to more modest layouts with a breakfast nook (all designs should consider the famous kitchen work triangle rule).

Whatever your lifestyle, it’s important to consider all aspects when deciding on design elements, finishes, and materials. Our team is here to assist with all of your major details and fine decisions. We help you customize your home with comfort and functionality in mind to address practical needs.

4. Future use

Another aspect to include when planning your custom beach house is the future of your family structure, be it aging parents or accommodations for visiting grandchildren. Installing an elevator may be something for you to consider.

If you have children, perhaps they will inherit your house, and in turn, pass it on to your grandchildren. Your home’s appeal should transcend generations. Planning for the future can save you unnecessary costs and give you piece of mind. We make building decisions that will affect your home 30, 40 or even 50 years from now.

Whether this is your dream home, a rental, or your future retirement locale, you’ll want it to last a lifetime. Selecting quality, materials for your structural components, and durable finishes to shield from the elements, will be a vital part of the longevity of your home.

5. Working with a builder that makes you an active participant in the process

When planning your custom built beach house be sure to select a builder that puts you and your dream at the heart of the project. Finding a builder with the knowledge and expertise to help guide you through the process from start to finish and educate you along the way is important to building a home that will last a lifetime.

At Bass Built Custom Homes and Renovations, we are your main source of communication on all aspects of your project. We serve as the go-between with architects, engineers and HOAs. We want to educate you on why we choose specific brands and materials, and coordinate for you to see and feel different counter stones, fixtures, color palettes and so much more during the selection process, so that you are at the center of your project.

Whether you are local or long distance, we’ve gone a step further. We utilize Buildertrend™ project management software that allows you to log in to your customized profile and access you project, review selections, and observe construction progress in real time, from the comfort of your couch.
